My landlord wants to sell — can they evict me?
Yes, but only under strict conditions and not within the first 12 months of your tenancy. This is Ground 1A under Section 8.
To use Ground 1A, your landlord must genuinely intend to sell. They must give you at least four months' notice. And your tenancy must have started at least 12 months before the notice expires — so if you moved in less than a year ago, this notice is not yet valid.
After evicting you under Ground 1A, your landlord is banned from re-letting the property for 12 months. This stops landlords faking a sale to remove a tenant and then re-listing at a higher rent.
If you receive a Ground 1A notice and your tenancy is under 12 months old, write to your landlord immediately stating the notice is premature under the Renters' Rights Act 2025. They cannot legally proceed until the 12-month mark.
While the property is being sold you have the right to remain. Your landlord cannot force viewings without giving you proper notice (at least 24 hours) and your agreement.
