Is Section 21 still valid?

No. Section 21 was abolished on 1 May 2026. No new Section 21 notices can be served after 30 April 2026.

Section 21 was the law that let landlords evict tenants without giving any reason — often called a "no-fault eviction." After years of campaigning, it was scrapped by the Renters' Rights Act 2025.

If you receive a Section 21 notice dated 1 May 2026 or later, it is completely invalid. You are under no legal obligation to leave on the basis of it.

If your notice was served before 1 May 2026 it may still be in play — but your landlord only has until 31 July 2026 to take it to court. After that date it expires automatically.

Check the date on your notice. If it's dated on or after 1 May 2026, you can ignore it — contact Shelter England at shelter.org.uk to confirm your position.
